Rents are determined annually in accordance with ARA’s cost principle. This means that tenants can be charged a rent for residential units up to the amount needed, in addition to other revenues, to cover the financial expenses of the apartments and related facilities that serve housing purposes and the maintenance costs according to good property management practices.

Although property maintenance costs have risen in recent years, Kuopas’ long-term and systematic efforts to improve the cost and energy efficiency of its properties, and successful measures to protect against rising financing costs, contribute to the fact that no rent increase will be needed in 2025. In addition, the financial occupancy rate of the company’s apartments has improved significantly in recent years, which is reflected in increased operating income, contributing to a reduction in the pressure to increase rents.
