Terminating contract

If you have an open-ended tenancy agreement, the notice period is one calendar month. The notice period is counted from the last day of the month in which the termination is made. A fixed-term tenancy agreement does not need to be terminated separately.

Example: If you give notice in January, the agreement will end at the end of February. The moving day is the next working day after the agreement ends.

We kindly ask you to submit your notice preferably before the 15ᵗʰ of the month, so that we have enough time to arrange the move-out inspections.

Open-ended or fixed-term?

All our contracts are open-ended, if you have not asked it to be fixed term. You can check your offer and tenancy agreement if your tenancy agreement is fixed-term or open-ended. Fixed-term means, that there is also an ending date in the offer or contract. Open-ended means, that the offer or contract only has a starting date, and you have to terminate the contract yourself to make it end.

Cooperation with the next tenant

You can give permission for us to share your contact details with the next tenant. This way you can flexibly agree on matters related to moving, such as schedules, apartment viewings, and an easy key handover between tenants.

Family apartments and joint agreements: If there are several tenants in the apartment (e.g. spouse or friend), all of them must sign the termination notice. At the same time, you must provide the same bank account for the return of the deposit.

Termination of a parking space

The parking space will be automatically terminated when the apartment is terminated, if it is at the same address.
If the parking space is in a different location, please remember to terminate it separately (if you use the electronic authentication).

  • When you reach the “contract selection” step in the electronic termination, you will see your home address listed as well as your parking space as a separate agreement.
  • First terminate one agreement.
  • Then return to the beginning of the termination process and terminate the other one as well.

Graduation

The tenant is responsible for informing Kuopas of the completion of their studies. Kuopas may then terminate the agreement as follows:

  • With 3 months’ notice, if the agreement has been valid for less than one year
  • With 6 months’ notice, if the agreement has been valid for more than one year

The tenant can also terminate the agreement at any time with the normal 1-month notice period.

Apartment transfer within Kuopas

If you move from one Kuopas apartment to another, the notice period is still always one month.

The one-month notice period also applies to tenants transferring from apartments that are being demolished or sold by Kuopion Opiskelija-asunnot Oy.

Note! Please remember to terminate your current apartment in time, so that you do not end up paying rent for two apartments!

A fixed-term tenancy agreement will end automatically at the end of the period specified in the contract without a separate termination.

Please also note that any pending transfer application will be cancelled when you submit a termination.

Deposit

By paying the deposit by the due date stated in the offer, you accept our offer to make a tenancy agreement, after which the notice period is one calendar month.

  • The deposit is the tenant’s guarantee that they will fulfil their obligations and take good care of the apartment.
  • The deposit cannot be used to pay the last month’s rent.
  • When the tenancy agreement ends, the landlord may deduct from the deposit, for example, costs caused by damages or extra cleaning.

If all obligations have been met properly and the apartment is clean, the deposit will be refunded to the bank account you have provided within about one month after the agreement ends.

Failure to pay the last month’s rent will automatically result in debt collection – this cannot be covered by the deposit.
