This move-out guide provides a comprehensive overview of various stages of moving out, such as terminating the tenancy agreement, move-out inspection, and key return. It will assist you in planning your move smoothly.

I’m moving out of my current apartment. What do I do first?
To end the tenancy contract with Kuopas, tenants with an open-ended contract must give Kuopas a notice of termination at minimum one calendar month before they leave. Example: If you give your notice of termination any day during January, the contract ends on the last day of February. This means that you also need to pay the rent of February. Termination can be done by sending Kuopas the notice of termination document. You can also terminate the contract earlier. If the contract is fixed, the tenant does not need to give a notice of termination.
If you have made the contract together with your partner or your friend, you will both need to sign the notice of termination for it to become valid. If you use the electronical authentication to end the contract and you have made the contract with your partner or a friend, both of you will have to sign in to the service to end the contract.
We kindly encourage you to give notice before the 15ᵗʰ of the month, so that we can plan the next month’s move-out inspections in time. This way we can make your move-out experience as comfortable as possible for you.
Most contracts are open-ended. To have a fixed term contract, we need to agree on the time period separately. In that case the ending date of your contract is stated in your offer also separately.

What happens after I’ve given my notice of termination of the tenancy contract?
Once you have given your notice of termination, Kuopas will offer your aparment to a new applicant.
Often the student who has been offered your residence want to see it before moving in. In the termination form we ask for your permission to give out your contact information, so that the next tenant can contact you and you can quickly show the apartment to them. We kindly ask that you accept this request, as it helps us and the next tenant greatly.
Remember to inform DNA (Internet provider) that you are moving out. You are responsible for the Internet connection and it’s use if it’s in your name.
Do I have to clean up the apartment when I’m moving?
Before moving out, the residence should be cleaned so well, that the next tenant should not need to clean it at all. No furniture or belongings should not be left in the apartment/room. Remember to clean common areas as well. Extra care should be taken in the kitchen, WC and the bathroom. Also clean and empty storage areas of your belongings.
If you neglect cleaning up before moving, the housing association retains the right to have your residence cleaned at your expense. You will find the prices from the Damage cost sheet. In practice, this cost is deducted from your deposit.
Cleaning the common areas of shared apartments is a common responsibility. If you move out before the move-out inspection, and there are still tenants remaining, please take pictures of the cleaning. Make sure you take detailed images, as cleaning results may not be visible in photos taken from a distance.
Remember to overline the reservation you made to the storage room list, if you used the storage room!

When will the Move-out inspection happen in my apartment
The Move-out inspection is to make sure the tenant has cleaned or will clean the apartment, and the next tenant is able to move to a clean apartment.
Kuopas’ maintenance will check your apartment during the last five business days of the tenancy agreement, gaining access with a master key, if you are not home. We always knock first! The apartment check can also be carried out before the five last days of tenancy agreement, if you return the key before that. At the time of the inspection the apartment should be in good condition and all possible problems in the apartment should have been already informed to Kuopas’ maintenance, by using the Fault report form.
If the room or apartment is not clean or something is broken, the cost will be deducted from your deposit and if it is insufficient, the remainder will be billed from you later on. Natural wear does not result in deduction of the deposit. In the inspection, the general condition, cleanliness, furniture, kitchen appliances, lighting, plug-ins, light switches etc. in the residence are checked, and they are expected to be undamaged and in place.
If you want to order an individual home inspection only at a time of day that suits you, it is possible for 70 €. In this case, we will arrange a separate moving out inspection, which will be charged from the deposit payment. Inform us which is the suitable inspection time 2 weeks before the inspection date by email to huolto@kuopas.fi. After that you will receive a confirmation of the time of the inspection.
The moving day is the business day after the end of the tenancy agreement. If the end date of the tenancy agreement is a holiday or a weekend, the moving day is the first business day after that.
For example, if your tenancy ends on a Wednesday, you must return the key by 10:00 on Thursday at the latest. If your tenancy ends on a Saturday, you must return the key by 10:00 on Monday.
You can also return the key earlier.
If you are moving to another Kuopas apartment from your current Kuopas apartment, the moving out day is the moving day, before 16:00. See more at 6. Returning the keys. You cannot stay in the apartment after your tenancy agreement has ended, as the next tenant may be moving in.
If you are moving from Kuopas apartment to another Kuopas apartment, there can be an apartment check or a new tenant knocking at your current door at any time between 8:00 and 16:00 in the morning on the 1st day of the month. As you are moving, please be cooperative with the new tenant or Kuopas’ maintenance team. Also, if the apartment is furnished, the mattress package will be changed between 8:00-12:00.
If you have sold furniture or other items to the next tenant and the items will be left in the apartment, please inform Kuopas about that and leave a note on the items that will be left to the new tenant. That way our inspector and our maintenance staff know that the items have been left in the apartment on purpose. If you own a dishwasher or washing machine, it is your responsibility to remove them from the apartment when moving out, if the next tenant does not want them in their apartment. Remember to reinstall the cabinet back in place of the dishwasher when you leave.
If you have been using an electric vehicle charging station, remember to set it to position 1 (heating) when you leave.
In furnished apartments, the pillow, blanket, and mattress provided to you can be left in the room when you leave. You may also take them with you, if you like. However, remember to lock the door to your shared room when you leave.
When and where should I return the keys to my apartment?
Please return the key of your apartment by 10:00 on the business day following the end of your tenancy. Kuopas internal movers must return the key of the former apartment by 16:00 on the day of the new tenancy agreement.
During opening hours, you can give the key to our customer service (take a queue number) or if you don’t want to wait, you can use the self help desk which is also located in our office. See instructions in the help yourself desk.
You can also always drop the key to our mailbox in the front door. Use an envelope on which you write your name and the address of the key.
Keys are not to be left in the residence. Kuopas will charge 30 € if the keys are returned without contact informations. If the keys are left in the room/apartment, Kuopas will charge 46,40 €. Keys returned late are charged 70 €.
If you are changing your apartment within Kuopas, you only need to return the key of the old apartment until 16:00 of the first business day of your new tenancy contract. As an example, if your tenancy agreement ends on 31st January, and the new one starts on 1st February, you have to return your old keys before 16:00 on 1st February.
The terms of the return of the deposit are that all obligations to Kuopas have been met. When matters are in order, the deposit will be returned to the bank account stated in your Notice of termination one month after the tenancy contract has expired. (Example: Your tenancy contract ends on 31st December, you will normally receive the deposit payment in the end of January).
If some obligations have not been met, applicable costs will be deducted from your deposit. If the deposit payment does not cover payment owed to Kuopas, the remainder will be charged by the normal collection process with interest and collection rates. We also have international collection. The deposit cannot be used to pay the final month’s rent.
